Between 8 and 15 m² per person, including a share of meeting rooms, kitchen and circulation. These are planning conventions rather than figures from our inventory, and they are the honest range: where you land inside it is a decision about how you want to work, not a market rate.

How much office space do I need per person?

Plan on 8 to 15 m² per person, including a share of meeting rooms, kitchen and circulation. 8 m² is a dense open-plan fitout, 15 m² is generous with private offices, and most conventional tenancies are planned around 10 m². A serviced office is quoted per desk rather than per m², so the space figure matters far more when you are taking a lease.

How much does an office for 10 people cost?

Melbourne about $8,230, Sydney about $10,500, Brisbane about $8,030, Perth about $8,180 a month for a serviced office, all-inclusive. Those are medians from live listings, and the table above shows every city we price.

Is a serviced office cheaper than a conventional lease?

For a small team, usually yes once you count everything. A serviced office rate includes fitout, furniture, internet, utilities, cleaning and reception, and it commits you for months rather than years. A conventional lease looks cheaper per m² but adds outgoings, a fitout you pay for up front, and a term of three to five years. The crossover is normally somewhere around 20 to 30 people, and it moves with the incentive on offer.

Are these figures estimates?

No. Every rate here is a median or an average of offices currently listed on Sidespace, and each one carries its sample size. Where we do not hold enough priced stock in a city to publish a defensible figure, that city is left out rather than estimated. Indicative guide rates from operators are excluded, so these are operator-supplied prices only.

What is not included in these numbers?

Car parking is charged separately and priced by the building. For a conventional lease the figure above is a gross rent, so it includes outgoings but not your fitout, make good, or the incentive that would reduce your effective rent. For a serviced office the rate is all-inclusive but meeting room use beyond your monthly credits is extra.
