Market size

Sidespace lists 2,302 serviced and flexible offices in 374 buildings from 52 operators, across 138 suburbs. An office is every listed suite, priced or not, and a building is counted only while it holds one. The Flex Office Index breaks supply down by CBD and suburb.

Quarter on quarter

This is the first edition on the metro basis, so no quarter on quarter change is published. Our earlier city snapshots (Q3 2026, captured 24 August 2026; Q4 2026, captured 1 October 2026) measured each capital's whole state, a different set of offices, so a change against them would not be like for like. Movement will be reported from the next edition, measured against these figures.

Methodology and sample sizes

Each desk rate is a serviced office's all-inclusive monthly rent divided by its capacity (a fee quoted for one person counts as a one-person office). Medians are taken per segment and published only where at least 8 priced offices qualify. POA listings, the extreme-value band and brands with only indicative guide pricing are excluded. City figures cover each capital's metro suburbs; the CBD is the suburb named after the city.

  • Source: live operator-supplied listings on Sidespace, Australia's office leasing marketplace, as at 26 October 2026. Not a survey and not asking rents reported by third parties.
  • Sample: 1,002 priced offices across the six capital city markets, from 1,665 listed there. Each table shows its own sample.
  • CBD: the suburb that carries the city's name. The rest of the metro market is every other priced office in that capital's metro suburbs.
  • Percentages compare medians and are rounded to the nearest whole number.
  • Editions: while Q4 2026 is the current quarter this page shows live figures; when the quarter closes the edition is frozen at this address.
