Every market where we hold enough operator-supplied inventory to publish a defensible median. Thin markets are omitted rather than estimated.

What the data shows

As at Q4 2026, the median serviced office desk rate ranges from $705 to $1,000 per desk per month across Melbourne and Sydney and Brisbane and Perth and Adelaide and Canberra. Sidespace lists 1,682 serviced offices across these markets; 1,436 publish a rate and feed the medians. A desk rate is the all-inclusive monthly office rent divided by the office's capacity, so it already includes the internet, utilities, cleaning, reception and meeting-room allowance that a conventional lease quotes separately.

Because the figures come from live inventory rather than a survey, they move with what operators are actually asking today, not what they achieved last quarter. Each city report breaks the median down by suburb and by team size, and the underlying rows are free to download as CSV.

Method

Every rate is derived from operator-supplied listings on Sidespace. We divide the all-inclusive monthly rent by office capacity to get a per-desk figure, then take the median of each segment so a handful of premium or heavily discounted suites cannot drag the number. POA listings are excluded, as is any brand where we hold only indicative guide pricing. Sample sizes are published beside every figure; where a segment is thin, we say so rather than quoting a median from a handful of offices.

How is this data collected?

The figures are Sidespace's own live listing data: 1,682 serviced offices across the covered metro markets, every listed suite counted, priced or not. Each desk rate is the all-inclusive monthly office rent divided by office capacity; we then take the median of each segment. POA listings and any brand where we hold only indicative guide pricing are excluded.

How often is the report updated, and can I cite it?

Each edition is a quarterly snapshot (current edition Q4 2026). The underlying figures are free to download as CSV from each city report and may be republished with attribution to Sidespace (sidespace.com.au).
