Methodology
Each desk rate is a serviced office's all-inclusive monthly rent divided by its capacity (people). We report the median across all qualifying offices in each segment as at captured 24 August 2026.
- Included: operator-supplied serviced-office listings in the Sydney metro market with visible, all-inclusive monthly pricing.
- Excluded: POA listings; the extreme-value data band; and brands where Sidespace has placed indicative guide pricing rather than operator-supplied rates — so the medians reflect genuine operator pricing only.
- Offices listed: 826 live serviced offices across Sydney's metro suburbs, priced or not. An office is every listed suite, the same count the Sydney pricing guide uses.
- Sample: 506 of those publish a rate and feed the Sydney median; submarket + team-size medians require at least 8 priced offices to be published.
- State supply: 826 serviced spaces across NSW, including brands excluded from the rate figures.
