Methodology
Each desk rate is a serviced office's all-inclusive monthly rent divided by its capacity (people). We report the median across all qualifying offices in each segment as at as at 19 July 2026.
- Included: operator-supplied serviced-office listings in the Sydney metro market with visible, all-inclusive monthly pricing.
- Excluded: POA listings; the extreme-value data band; and brands where Sidespace has placed indicative guide pricing rather than operator-supplied rates — so the medians reflect genuine operator pricing only.
- Sample: 122 offices for the Sydney median; submarket + team-size medians require at least 8 offices to be published.
- Supply counts all available serviced spaces in the market (725), including brands excluded from the rate figures.
