Building overview

An 1887 coffee palace with a new tower behind

The 1887 South Yarra Coffee Palace, later the Hotel Claremont, kept at the front of an 11 storey building by Skidmore, Owings & Merrill, finished in 2025.

189 Toorak Road keeps the Victorian facade of the South Yarra Coffee Palace, built in 1887 during the land boom and later known as the Hotel Claremont. The building is individually significant under Heritage Overlay HO150.

Behind it, Skidmore, Owings & Merrill designed an 11 storey, 49 metre mixed use building for the developer V-Leader, completed in 2025. It has about 5,565 square metres of lettable space, with retail and wellness in the lower levels and offices above, facing Claremont Street on the east.

The Commons is the anchor. Its health club runs from the basement to level three, with a bathhouse, a gym and end of trip, and its workspace takes levels four to six, fitted out with DesignOffice. There is a public cafe on the ground floor, and SOM has its Asia Pacific office in the building.

South Yarra Station is about 110 metres away and the nearest tram stop about 100 metres. The building was offered for sale in September 2026, with expressions of interest closing in November.
