Serviced desk rate: each office's all-inclusive monthly rent divided by its capacity, reported as the median across qualifying offices. Requires at least 8 offices to publish.

Commercial rate: advertised rent normalised to dollars per square metre per year, reported as the median. Requires at least 5 tenancies to publish. Outgoings are shown separately where the landlord states them.

Excluded: POA listings, and brands where Sidespace has placed indicative guide pricing rather than operator-supplied rates. Normalised rates outside $100–$3,000 per m² are treated as data artefacts and dropped. Figures move as stock changes, so the as-at date is restated on every update.
