The best websites to find office space in Australia
There is no single best website to find office space in Australia, because the market is split in two. For a commercial lease, where you rent a floor or suite for three to five years, realcommercial.com.au and commercialrealestate.com.au carry the most listings, almost all advertised by leasing agents. For a serviced or flexible office, rented by the month with everything included, Office Hub, Rubberdesk and Instant Offices list space from many operators with prices. Sidespace lists serviced offices and commercial leases in the same search, shows the monthly price where the operator publishes one, and runs a free concierge that shortlists from the whole market. Every site here is free for tenants.
Across 515 buildings and 52 operators, counted from live listings when this page loaded.

First, decide which kind of office you want
Australian office space is sold as two different products, and most websites only cover one of them well. Knowing which one you want halves the number of sites worth your time.
A serviced or flexible office is a furnished private office inside a centre run by an operator such as Regus, Hub Australia, WeWork or Servcorp. You pay one monthly fee that covers rent, outgoings, internet, cleaning and furniture, you sign a licence rather than a lease, and you can usually move in within days. It suits teams of one to around twenty, and anyone unsure what their headcount will be next year.
A commercial lease is a lease of a floor or suite from the building owner, usually for three to five years. Rent is quoted per square metre per year, outgoings are often charged on top, and you fund the fitout and lodge a bank guarantee. It starts to make sense once a team of twenty or more has a settled plan.

The main websites, side by side
These are the places Australian tenants actually search. Sidespace is one of them, so read this table knowing who wrote it. Each row describes the site as that site describes itself, checked in October 2026. Websites change their models, so confirm the detail with the site before you rely on it.
| Website | What is listed | Prices shown | Free for tenants | Who handles your enquiry | Best for |
|---|---|---|---|---|---|
| realcommercial.com.au (REA Group) | Commercial leases advertised by agents, from small suites to whole buildings | Sometimes, as rent per m² or per year; many listings say contact agent | Yes | The listing agent, who acts for the landlord | Commercial leases, especially larger floors |
| commercialrealestate.com.au (Domain) | Commercial leases advertised by agents, plus a smaller serviced offices section | Sometimes; many listings say POA or contact agent | Yes | The listing agent or operator | Commercial leases, and a second view of what agents are advertising |
| Sidespace | Serviced offices and commercial leases in one search | On most serviced listings, per month; on commercial listings where the landlord publishes it | Yes | The Sidespace team, who confirm your brief and introduce you to the operators and landlords | Comparing both kinds of office, and a free shortlist from the whole market |
| Office Hub | Serviced offices, coworking and private offices from many operators | Yes, a "from" price per desk per month | Yes | Office Hub's own team | Flexible space across a wide range of operators |
| Rubberdesk | Private offices and coworking desks, plus some leases | Yes, per month and per person | Yes | Rubberdesk's own team | Comparing flexible office prices quickly |
| Instant Offices | Serviced offices, coworking and virtual offices, in Australia and overseas | Yes, a "from" price per person per month | Yes | An Instant Offices consultant | Teams searching in several cities or countries |
| Operator websites (WeWork, Hub Australia, Servcorp, Regus and others) | That operator's own centres only | Varies: some show "from" prices, others quote on request | Yes | The operator's sales team | Once you have chosen a brand, and for day passes and memberships |
| Leasing agents (CBRE, JLL, Colliers, Knight Frank) | Buildings they market for landlords, including some never advertised | Rarely; ask for a written proposal | Yes, the landlord pays the agent | The agent, who acts for the landlord | Large requirements and space before it is advertised |
Where Sidespace fits
Sidespace is built for the tenant who needs to see both products before deciding, often a team of about five to thirty people. It lists 2,800+ offices across Australia today: 2,300+ serviced offices from 52 operators, and 520+ commercial offices.
- Both products in one search. Serviced offices filter by headcount and price, commercial offices by size, on the same map.
- Prices where they exist. The monthly price is shown wherever the operator publishes one, and is updated when operators send new availability.
- A free concierge. Send your brief once and we shortlist from the whole market, including buildings that are not listed on Sidespace.
- One point of contact. Your enquiry comes to the Sidespace team first. We confirm what you need, introduce you only to the operators and landlords that suit, and book the inspections. You deal with one team rather than every operator at once.
Where it is thinner: Sidespace lists fewer commercial leases than the two big portals, which carry most agent advertising. For a large traditional lease, search realcommercial.com.au and commercialrealestate.com.au as well.
Which sites to use for your situation
One to about fifteen people, wanting to move soon. You almost certainly want a serviced office. Use a site that shows prices, shortlist three to five offices, and inspect the best three in a single morning. Sidespace, Office Hub, Rubberdesk and Instant Offices all work for this; an operator's own site is useful once you know which of its buildings you like.
Twenty or more people, planning to stay three years or longer. A lease is worth pricing. Search realcommercial.com.au and commercialrealestate.com.au for what agents are advertising, check the commercial listings on Sidespace, and ask two or three buildings for a written proposal. For whole floors, the leasing teams at CBRE, JLL, Colliers and Knight Frank often know about space before it is advertised.
Somewhere in between, or not sure. This is where the expensive mistakes happen, because a serviced office and a lease are rarely compared on the same terms. Search both products together, or send the concierge your brief and we will shortlist from both. Our guide to flex, sublease or direct lease covers the five to twenty-five person decision.
A quick checklist for choosing a site
- It lists the kind of office you need: serviced, leased, or both.
- It shows a price, and says what the price includes.
- It covers the suburbs you want, with enough listings to compare.
- You know who will contact you after you enquire, and how many of them.
- It is free for you, and it says who pays.
What to ask before you sign
Whichever site you use, the offer comes from the operator or landlord. Get the answers to these in writing.
- What is the total monthly cost, including GST? Ask what is not in the headline figure: meeting room hours beyond the allowance, printing, phone lines, parking and after-hours air conditioning. See what a serviced office includes and meeting room costs.
- How much is the deposit or bank guarantee, and when is it returned? Serviced offices commonly ask for one to two months. A lease usually needs a bank guarantee of three to six months.
- What notice do I give, and what happens to the price at renewal? Serviced rates are often reviewed at the end of each term. See serviced office terms and deposits.
- For a lease: what are this year's outgoings, who pays for the fitout, and what is the make good? These three are where two similar rents turn into very different totals. See outgoings and make good.
- Is it a lease or a licence? Most serviced offices are a licence: a right to use the space on the operator's terms, usually easier to end on both sides and with fewer statutory protections than a lease. Read the notice and termination clauses before you sign.
To put two offers on the same footing, convert each to a total cost per person per month over the term. Our guide to comparing office proposals shows how.
What office space costs
Serviced offices are priced per desk per month. On Sidespace today the median serviced desk is $803 a month excluding GST, and eight in ten priced suites fall between $550 and $1,174, from 2,311 suites that show a price. The city pricing guides break it down by team size and suburb: Melbourne, Sydney, Brisbane and Perth.
Commercial rents are quoted per square metre per year and vary too much by city, grade and suburb for one useful figure. The office rent benchmark gives suburb figures with their sample sizes, and the office space cost guide compares the two products on the same basis.
