Building overview

Seidler's round tower on its open plaza

A circular tower of constant diameter standing free on an open plaza — Harry Seidler and Pier Luigi Nervi's 1967 landmark, and still the only round office tower in the Sydney CBD.

The tower is 42 metres in diameter around a 20-metre central core, giving a column-free span of about eleven metres and a donut-shaped floorplate of 1,032 square metres that is identical on every level. Twenty precast concrete columns taper as they rise; they are both the structure and the finish. Seidler placed the tower on just a quarter of the site, leaving the rest as public plaza with trees, a fountain and outdoor restaurants — which is why it stands free rather than sitting on a podium.

Australia Square won the Sir John Sulman Medal in 1967 and the RAIA National Award for Enduring Architecture in 2012. It is owned in a fifty-fifty joint venture between Dexus and The GPT Group. Tenants get a five-star concierge, the Level 7 "Third Space" with boardrooms, an auditorium and podcast studios, new end-of-trip facilities, and around seventeen retail and dining tenancies including O'Bar on Level 47. Wynyard Station is directly opposite and the George Street light rail runs past the door.

Questions

Australia Square Tower, answered

How do I lease an office at Australia Square?
Through Sidespace. Tank Stream Labs runs workspace at 264 George Street, and our concierge is free to tenants and covers space that is not listed publicly.
How many floors does Australia Square Tower have?
48 numbered levels, of which around 40 are office. CTBUH and Seidler & Associates count 50 structural storeys — the three figures count different things, and 48 is the leasing convention the owner uses.
Is Australia Square one building or two?
Two. The circular A-grade Tower at 264 George Street and the rectangular 13-level Plaza building at 95 Pitt Street sit on the same block but are separate buildings with separate grades and separate NABERS ratings.
How big are the floors at Australia Square Tower?
1,032 square metres on every level. The tower is 42 metres in diameter around a 20-metre core and does not taper, so the floorplate is the same from bottom to top.
