How much does a 10 person office cost in Sydney?

Sidespace's live listing data puts a 10 person serviced office in the Sydney CBD at about $11,975 per month all-inclusive, about $1,198 per desk (October 2026). That is the median of 46 real offices listed on Sidespace that fit 10 people.

Ten people is the most searched office size in Australia, and the most awkward. You need 80 to 120 square metres, which is past the point where a shared coworking floor works but well short of a floor of your own. Serviced and managed suites dominate at this size because a direct lease at 100 square metres means paying for a fit-out you will outgrow in two years.

What 10 people actually need

At ten people the per-desk rate starts falling. Operators price a ten-desk suite meaningfully below ten individual desks, so always ask for the suite rate rather than adding up seats. This is also the size where a private meeting room stops being a nice-to-have.

Allow 80 to 120 square metres, and budget $143,700 a year all-inclusive before any incentive on term. Best suited to growing startups, agencies, professional services firms, established small businesses.

Figures exclude POA listings and indicative guide pricing, so every rate above is one an operator published. Medians are drawn from offices sized 5-10 desks, the band a 10 person team sits in, and bands below three offices are never published.

How much space does a 10 person office need?
Allow 80 to 120 square metres for 10 people. The lower end assumes a straightforward desk layout; the upper end allows for a meeting room, storage and circulation space.
